Our legal structure has been implemented and successfully done with many transactions both in local and international markets. All agreements are reviewed by an international law firm, and our in-house legal team is available to answer any relevant questions you may have. Yes, property rights can be transferred, subject to the terms and conditions outlined in the agreement.

You will receive your rental income twice a year via telegraphic transfer from our Hong Kong bank account to your nominated bank account. Any applicable income taxes are your responsibility.

No, the Sanctuary Club benefits are only applied for cardholders. This is an exclusive benefit for property owner.

  • The Exchange Program is only applied for Banyan Tree and Angsana property owners.
  • Participating owner can exchange part of their annual entitlement for a complimentary stay at any destinations within the network.
  • An owner deposits maximum 30 days of his/her annual entitlement into the exchange pool. Those days then are attributed a monetary value based on the actual average daily rate for the past year.
  • The monetary value deposited can then be used to redeem for rooms and villas at participating properties at the best available rate at time of booking.
  • The Sanctuary Club team manages the Exchange Program including participating properties, making reservation, recording redemption, and the availability of days remaining of each participating property.

Bookings can be requested via the centralized owner service team.

MANAGEMENT

  • Banyan Tree and Angsana are operated and managed by the Banyan Group, which is responsible for revenue generation, overall management, repair, maintenance, and security. We provide 24-hour onsite technical, engineering, maintenance, and customer service team to promptly address any issues and ensure that all standards and facilities are maintained at the highest quality.
  • Laguna Parkside: Property maintenance is managed by the Developer through its Estate Service Management team, ensuring consistent upkeep of the dwellings.
  • For Banyan Tree and Angsana property, all bookings are managed by our dedicated hotel reservation team to ensure a seamless guest experience.
  • For Laguna Parkside property, owner enjoys full flexibility in managing his/her unit. However, the Developer also offers an optional Estate Letting Service, which owner may appoint to handle rental management on their behalf.

Property performance is reported through a Rental Return Statement, which is updated and sent to owners a six-month basic.

  • Banyan Tree and Angsana Residences: Covered by Property Damage & Business Interruption Insurance and Public Liability Insurance.
  • Laguna Parkside Residences: Covered by Property All-Risk Insurance arranged by the Developer
  • 24/7 Gated Security with patrol and CCTV monitoring
  • Housekeeping, pool cleaning, garbage collection, landscaping, and common area maintenance
  • Electricity and water supply management
  • Pest control services.

Banyan Tree and Angsana:

We place a flat maintenance fee, referred to as the “Reserve Fund”, is applied to cover Unit FF&E (Furniture, Fixtures & Equipment) Charges and Capital Charges. This fund is calculated as 3% of the unit's Net Revenue, and is non-refundable and non-transferable. In the event the Unit FF&E Charges and Capital Charges exceed the 3% value of the Reserve Fund, the Investor will pay extra fees to the Developer.

Laguna Parkside:

A mandatory M&M fee of US $0.8/sqm/month to maintain the public area. In addition, we provide maintenance service in private area that includes Preventative maintenance at US $125/unit/month and Swimming Pool maintenance at US $ 100/unit/month.

LEGAL OWNERSHIP

The properties are held under a leasehold term of 50 years for foreign buyers and 70 years for local buyers.
